How does the value of You Can List For Less compare to other Flat Fee Services?

We hope that just a casual browsing of our site will show you the good information that we make available to seller using our program.  We are educators, and hope to share insights and tips that sellers will find helpful.  Notice the Home Search link on our site that helps buyers search MLS Listings and helps them find your home. 

Our "Buyer's Corner" is a helpful resource for buyers who are looking to buy.  We'd like them to have your home among their choices.  If they call or e-mail us about your property, we send them to you directly.

Most all of the Flat Fee services get you on the MLS and on Realtor.com but they miss the importance of photos.  The maximum allowed on the MLS is 12 and 6 are allowed with a Showcase Listing on Realtor.com.  As the old adage goes "A picture is worth a thousand words".

Most Brokers tend to use the 1 photo Realtor.com and fewer MLS photos.  While the additional photos and benefits of a Showcase Listing cost us more, we feel it is important and therefore we automatically include it in our $555 fee. 

To get your property to appear among the top ones in a Realtor.com search we provide you with a Virtual Tour with as many photos as you want.  We suggest 25 to 40.   This very effective feature is used by less than 5% of the full-service listing companies and I know of no other Flat Fee services that provide it.

Wherever buyers look to find you we want to get them back to you.  We help you effectively use the MLS to drive buyers to you.  We even post your Open House and give your address and directions there.

We help you get feedback from buyers and agents.  Our third-party appointment center makes is easy for you to set appointments with brokers, to receive feedback from them and their buyers, and to access a web site where all showing data is recorded.

Given the amount of helpful information on our site already, you will be amazed with the large amount of additional material found in our Seller's Toolbox.  I would venture to say there is listing and marketing information there that full service brokers could learn from. 

There are no hidden fees or gimmicks with us.  Other Flat Fee services may try to get you to pay extra for the things that we already provide in our $555 package.  The idea is to help you save money, not to get you to spend more. 

We use higher quality services that we believe will sell your home more quickly for more money.  Maybe that's why other real estate agents have listed their personal home with us rather than through the real estae company they work for.

This is all we do and we do it well.  We are not trying to attract buyers to us so we can show them houses and make a commission.  We don't show houses.  We don't represent buyers.  We don't originate loans.  We don't try to get sellers to "step up" to a full-service relationship with us. 

We simply extend the support and resources that enable a seller to market and sell their property without paying a large commission.  We collect no commission.  Our fee is set at $555 and that's all we ever get.  That's our business model.

Our idea is not to simply make a quick buck.  We have a lot of experience and knowledge that we genuinely would like to share with home owners who would like to sell on their own with a little help.  We are that help!  Some Flat Fee companies are brand new to real estate and can't answer your questions.

We have a proven track record and the success stories to prove it. 

Don't be "Penny Wise and Pound Foolish".  A typical Realtor listing will cost you $5,000 to $6,000 for a $100,000 property.  So you can see that our flat fee of $555 is an incredible value for the money.  A $500,000 property would typically cost you $25,000 to $30,000.  Our goal is to provide you with maximum exposure for a reasonable cost and we pay the additional time and money it costs to get it.  Don't be fooled by a company that charges you less just to throw your property on the MLS.
