Many of the companies modeled after ListForLess.com have something to sell or gain beyond the MLS placement service.
Find out if the primary purpose of the business is to sell mortgages or to attact new home buyers. We don't do either. That may or may not be an issue for you but it is only fair that you be made aware of any potential conflicts of interest.
We are solely dedicated to providing the best possible service for the money. I think you'll agree we offer a lot of help for $555. It's possible you might even find someone to do it cheaper. The question to ask is what is the value dollar for dollar? We believe we're hard to beat.
We have several 'virtual assistants' who are skilled in real estate data collection, input and transactions who assist us when the workload necessitates it. List For Less is privileged to have a New Hampshire licensed real estate broker , Ronald Huth, (NH Trade Name License #06207) to help us provide the same flat-fee MLS placement service that has worked so well in Massachusetts in the Granite State.
Ronald has been very active in the business as an educator and has been honored with induction in the National Association of REALTOR'S REBAC Hall of Fame and has been a Realtor of the Year for his local board. He also holds the ABR, CBR, CRS, GRI and e-Pro designations. To avoid any conflict of interest, Ronald does not do any buyer representation in New Hampshire. His NH focus is entirely on helping sellers List for Less.
Our company associates take the work seriously and work diligently to help sellers put their best foot forward. This means sometimes telling sellers news they may not want to hear or being critical of data or photos when we feel it does not serve the sellers' needs in attracting home buyers.
Our founder, Pat Rioux, has been fortunate to have been asked to be on television, radio and in the newspaper discussing this trend. Pat is a former writer for the International Real Estate Digest and is active in networking with similar companies all over the country. She is a founder for the American Real Estate Broker Alliance dedicated to promoting flat-fee MLS placement services nationally.
Pat tries to learn as much as she can from the her national colleagues and bring new ideas to our marketplace for the benefit of ListForLess.com home sellers. Great ideas can come from all over the country...but we do have a lot of them start right here in New England.
For example, ListForLess.com could not function efficiently without using a professional appointment setting service and web-based calendar for all showings and agent/buyer feedback. MAPASS has not only met our expectations but has gone above and beyond the call of duty on numerous occasions to serve home sellers and our company well. If your company or agent is not using MAPASS they are missing out on a valuable opportunity for you whether your listing is full-service or flat-fee or something in between.
We choose to pay for the most expensive Showcase Listing on Realtor.com because we believe it gets better exposure for the sellers we service. See a current listing.
There are many full-service real estate people who simply use the standard listing on Realtor.com and still charge the seller 5% to 6% for the listing.
The softening real estate market of 2006 brought the reintroduction of using auctioneers to sell homes. Last time around in the 1980s the auctioneers did not have an easy way to cross-promote the homes for sale in the MLS. Today, with ListForLess.com, they do. Since YouCanListForLess.com does not work with buyers in the interest of avoiding a conflict of interest with our seller customers, we don't try to pit a buyer's agent against you. We simply list your property in places where you could hear from buyers directly like Realtor.com and their many portals, or the MLS Search on our site. But you could hear from a buyer's agent who has a ready, willing, and able buyer and has discovered your propety in the Realtor MLS.
We do refer buyers to experienced, skilled buyer's agents in New Hampshire (preferably exclusive buyer's agents) but only for listings other than List For Less. We are happy to talk with you if you have further questions in this regard. Our intent is to be fair and to give you the best possible service for the money.
