 Q. What is the difference between a traditional full-service broker and your service?
 
 A full-service broker will help you determine a selling price, list your home on the MLS, schedule showing appointments and negotiate the sales contract on your behalf. For these services you generally are charged a listing fee of 1.5%-3% of the selling price for the listing of your home and 2%-3% for the 'co-broke' fee for the agent who brings you the buyer for your home.  Full service brokers generally charge 4%-6% in commissions for the sale of your home under an 'exclusive right to sell' agreement. 
 
 ListForLess offers a program to list your property on the same MLS for a flat listing fee of only $555. In exchange, you assume most of the duties traditionally performed by the Listing Agent. You pay only the co-broke fee at the closing.  If you find the buyer yourself, you pay NO commission at all.

Q.  How will I determine a selling price for my property?

We will send you a list of properties that recently sold in your area.  We don't come and sit down with you or try to tell you what at what price you should list your property.  That's your call.  We think it is worth the money to hire a bank appraiser ($250-$300) and get a full blown report on the value of your home.  If a buyer wants to offer you less than the appraised value, you can back up the value of your home. 
 
 Q. What is the "co-broke" fee and how much should I offer?
 
 The co-broke fee is the amount of commission you are willing to pay a real estate agent who brings you a qualified buyer. This amount is determined by you at the time of the listing and is paid to the brokerage at closing by the conveyance attorney. This amount should be competitive with other listings in your area if you want to take full advantage of the MLS. These commissions typically range from 2% - 3% of the selling price.
 
 Q. Can I still sell my home "by owner" while it is listed on the MLS?
 
 Yes. ListForLess.com does not take away your right to sell the property yourself. If you find a buyer on your own, you pay absolutely NO commission.   By using an 'exclusive agency agreement' you retain the right to sell on your own.
 
 Q. Is this the same MLS other agents use in New Hampshire?
 
 Absolutely. The Northern New England Real Estate Network (NNEREN) is the MLS for New Hampshire.
 
 Q. Will the MLS really help me sell my home?
 
 Definitely. To sell your home you have to let people know it's on the market. The MLS gives you exposure to thousands of real estate agents and the buyers they represent. The fact is over 80% of buyers use a real estate agent when looking for a home, real estate agents use the MLS. It's that simple.

 Q.  Can my home also be listed on the Massachusetts MLS?

 If you are looking for buyers in Massachusetts to find your property, that will happen through Realtor.com where the vast majority of home buyers look.   If you want real estate agents on the border towns to know about your property so they can bring their buyers, their company most likely already belongs to NNEREN.   So there is really no need to be listed in the Massachusetts MLS.

Q. Will my home get good exposure on the Internet? 
 
Yes, your home will also appear on popular real estate websites free of charge.  Actually, once your property is on the MLS it will appear on other real estate company websites through IDX.  The best exposure is from our Realtor.com ad.  Buyers can reach you directly.  Calls from buyers who see your listing are directed to you.

Q.  Will buyers be able to find me on Realtor.com?

Yes, Given both the Showcase Listing and Virtual Tour we provide your property will be among the first listings to be seen when a buyer searches Realtor.com in your town.
 
 Q. What if I have a question during the listing period or want to change some information in the listing?
 
 ListForLess.com will make changes to your listing (Open House, price reduction, description, etc.)  AT NO ADDITIONAL CHARGE.  Simply call, fax, or email us and your listing will usually be updated within 24 hours.
 
 Q. Can I cancel my listing at anytime without a penalty? 
 
Yes. Unlike some listing services, we DO NOT charge a cancellation fee. You may cancel your listing at any time.  Put your request in writing and fax or email us.  We call it "Easy Exit".  Your listing will be cancelled within 24 hours.  Your listing will be automatically cancelled if you sell it on your own during the time it is listed on the MLS.

Q.  Will you help me negotiate with a buyer for my property?

No, but that's where an attorney can be of help.  An attorney will make certain your a protected in the contract with riders and protective clauses.  In our opinion, you don't want to risk such a big sale without legal representation.  We can tell you that requiring a pre-approval letter from any buyer making an offer is a smart thing to do. 

Q.  Can you hold escrow deposit funds  for us when we get an offer on our property?

No, we do not hold escrow funds.  Your attorney can hold the escrow for you.  It is even ok for the buyer's attorney or the buyer's brokerage firm to hold escrow funds.  Most buyers do not like to write a deposit check directly to a seller.  If you require a smaller fee, like $1,000, you are more likely to get the buyer to agree to write the check to you.
